On October 27, 2009, MLSListings conducted two separate upgrades for Pro.mlslistings.com and MLSListings CA Edition. Both upgrades will enhance the usability on the products, as well as incorporate some rule changes for both Teams and Short Sale Status’.
MLSListings CA Edition
This upgrade includes:
- Data for two classes (Residential Income and Commercial Multi-Family)
- Updates to flyers/ reports associated with those two classes
- Addition of Open House sections into reports
- Updated Teams DRE information on reports
MLSListings Professional Edition
An upgrade to Version 3.16 includes the following:
- Changing Beds & Baths fields to be entered as #’s rather than a drop down menu
- Add Year Built Source
- Tighter Realist Integration
- Automated Email repair—Microsoft stopped supporting the previous utility we used to facilitate automated email
- Teams Solution- Phase I
- Parcel Boundaries Maps
- Modifying an existing Status option for a temporary solution to the Short Sale status issues
Once the release is live, the information can be transferred over to Tarasoft Matrix, so that they can process these new fields, perform testing and make any necessary changes on their side. This process could take a couple of days to complete.
Major Updates Defined
Two major changes have been included in the Professional Edition upgrade to 3.16 – Short Sale Status changes and the usage of teams.
Short Sales Status Change in Pro.mlslistings.com version 3.16
To better communicate “short sale” listings with an accepted offer MLSListings has changed the use and display of its Pending with Release Clause status (status 2). That status will now serve both for Pending with Release Clause and may be used for Short Sales that are Pending - Requires Lender Approval.
Short sale listings that require lender approval for their accepted offer may be moved into any one of MLSListings Pending statuses depending on the status of the sale. Non-short sale listings that have an “escape”, “kick-out” or other release clause language in the purchase agreement are not affected since all short sales must be disclosed and can be excluded from searches.
A key change to pro.mlslistings.com is a cosmetic change to the status icon for Pending with Release Clause. This icon will now be shown as half green/half yellow. Changes to the listing management application include the ability to select “pending, short sale offer submitted for lender approval” to use when reporting an offer has been accepted.
As with any listing, the agent is responsible for accurate and timely status changes. Once the lender has approved the sale and if no other offers are being accepted, considered or reviewed, the status should be changed to “No-Show” status.
This change is occurring within the Professional Edition, however it will be reflected with some language changes within the California Edition reports.
MLSListings Readdressing the Usage of Teams in Accordance with New License Law
Based on a law established July 1, 2009 that states licensees must disclose their individual DRE numbers publicly when soliciting business, MLSListings is developing a solution to accommodate teams to comply with this ruling.
As part of the final solution, MLSListings surveyed and interviewed brokers, managers and team participants to insure we understand the needs of teams in MLS and continue to accommodate them appropriately while insuring alignment with this new license law.
The following solution is planned for the 3.16 release:
· Keep Team accounts and expose valid DRE# (mask team ID) from public reports
· Review and communicate impact to data customers and partners
· Allow up to 3 team member names on listings
Though this change is occurring within the Professional Edition, this update will be reflected within California Edition as well.
